Large-scale developments in Kyiv

CONTRACTS have identified five large-scale developments in Kyiv that will be underway by 2020.

Kyiv Gate

A 53-storey multi-purpose complex will be constructed in Peremohy Prospect (Victory Avenue) in 2010. The architects involved in the project believe that the new skyscraper and its neighbour, the Ministry for Transport, will give the impression of a ‘western gate' to Kyiv's city centre. The 250m high twin-tower development has been commissioned by MELVIX Ltd (design by ARKHITEKTURNY SOJUZ Ltd).

The first five storeys will house a shopping and entertainment mall, including cafes, restaurants, a fitness centre, hotels and offices.  On the 6th to 23rd floors, (150,000 m²), there will be offices, whilst the 24th to 49th floors will be reserved for residential apartments and a 380-room hotel. The upper floors will serve as winter terraces and panoramic restaurants. The complex will also provide four levels of under-ground parking for 1,200 cars and an adjoined three-level above-ground parking area for 220 cars. The project is expected to cost around USD 600 million.

City within a City

The Podol Business Park (the City within a City), comprising a million m² space, will be built in Kurenevka in 2013-2016. The developers, DCH and HCM Group, will erect nine 9 multi-storey structures, each with between 25 and 35 floors, within the Industrial Zone (which currently comprises an automobile repairing plant, the Frunze area and the Nakhimova Streets). The centre of the complex, the Podol Business Park skyscraper, will be a 60-storey business centre. The other buildings will house offices, shopping malls, entertainment complexes and exhibition centres. The project will also include a hotel and residential area.

The functional areas in the Podol Business Park will be linked by public areas: a park, a skating rink, a stadium and several public gardens. The buildings will be surrounded by a ringed pedestrian area and bridges will link the areas on the ground floor and the first and second floors.

Three underground levels will house food courts and parking areas (300,000 m²). The project will cost approximately USD 1 billion.

Podil Vertical

A 192-storey skyscraper, the MIRAX PLAZA multi-purpose complex, will be built by Mirax Group Corporation on the 3.1 hectare site in Hlubochytska Street in the low-level Podil suburbs by 2010. The 46-storey high-rise building will house offices (174,000 m²), luxury apartments (23,000 m²), a business-let residential complex, a shopping mall, an entertainment complex and sports and recreational complexes. A panoramic restaurant will be placed under the MIRAX PLAZA roof and a landscaped park will be constructed on the top of the building. The project is estimated to cost around USD 200 million.

Telichka City

In 2008, the first phase of the Nyzhnia Telichka industrial zone construction project will begin, transforming the area into the capital's new business centre. The first part of the development, a multi-purpose FORUM AIRSTAR complex, will be built on the 4.83 hectare site at the Southern Bridge. Two 21-storey buildings will then sit on the 6-storey platform. The total area of the project will exceed 500,000 m², with space for 3,100 cars, a shopping and entertainment mall of 78,500 m² (including a shopping mall, supermarkets, a skating rink, a bowling alley and restaurants), a fitness centre and engineering premises on the 6-storey platform. The high-rise buildings will house offices (220,000 m²), and a four-star hotel with 460 rooms. The complex will be accessed directly from VYDUBYCHI underground station. The project developer, FORUM EVOLUTION, plans to commission the structure in 2014. The development is expected to cost approximately USD 700 million.

European Suburb

A new luxury residential district will rise up in Nyzhni Bortnychi, Darnytski District, Kyiv. The capital's authorities are planning to build cottages and townhouses to house 9,500 people within a low-level development resembling a village (290.5 hectares in total), with 362 hectares of parks and gardens between the houses and an artificial lake of 92.2 hectares.

In addition, the Zaplavny lake will be cleaned. Architect Mykola Zhuk's project includes the construction of kindergartens and a school for 1,440 pupils. The project is expected to cost approximately USD 420 million.
